Tile Count Math: Room Size, Waste Percentage, and Buying in Boxes
Tile count math has three steps, and only the first one is the division most people assume is the whole calculation. The other two — waste percentage and box rounding — are where a tile order actually goes right or wrong. Here's all three, worked through with real numbers on the same room.
Step one: room area over tile area
Take an 8-by-10-foot room, which is 80 square feet of floor. Tiled with 12-by-12-inch (1 square foot) tiles, that's a clean 80 tiles exactly — the easy case, since a 1-square-foot tile divides evenly into a whole-number room area. That number, though, is the exact count for a room with zero cuts, zero breakage, and zero waste of any kind, which no real installation achieves.
Step two: why the waste percentage isn't padding
Every real tile floor needs more than the exact count because of cuts along every wall (a border row is essentially never full tiles all the way around), breakage during handling and cutting, and the fact that tile is manufactured and sold in dye lots — having a couple of spares from the same production run matters if you ever need a repair years later, since a replacement tile from a different lot can be a visibly different shade. 10% is the standard waste allowance for a straightforward grid layout; it isn't an arbitrary safety margin, it's a realistic estimate of how much a normal installation actually consumes beyond the exact math. Applying 10% waste to our 80-tile room brings the count to 88 tiles needed.
Step three: boxes, not loose tiles
Tile is sold by the box, and the box size interacts with your waste-inclusive count in a way that's easy to get wrong if you round the wrong number. With 10 tiles per box, 88 tiles needed doesn't divide evenly — 88 divided by 10 is 8.8, which rounds up to 9 full boxes, or 90 tiles actually delivered. That's slightly more than the 88 the waste calculation called for, which is normal and fine: box rounding always rounds up, never down, and the couple of extra tiles from rounding up to a full box become part of your spare stock for future repairs, not wasted material.
Seeing the layout choice change the number
Swap a straight grid for a diagonal layout on the same 8-by-10 room and 12-by-12 tile, and the waste allowance needs to go up — typically to around 15% for a first attempt, since a diagonal layout roughly doubles the number of angled cut pieces along the perimeter compared to a straight grid. At 15% waste, the same room needs 92 tiles instead of 88, and at 10 tiles per box, that rounds up to 10 boxes instead of 9. The room didn't get bigger and the tile didn't change size — the only input that changed was the layout, and it moved the order by a full extra box.
Seeing tile size change the number even more
Now hold the room and the waste percentage steady and change the tile size instead. The same 80-square-foot room tiled in 6-by-6-inch tiles (0.25 square feet each) needs 320 tiles at the exact count — four times as many as the 12-by-12 tile, because each tile covers a quarter of the area. At 10% waste, that's 352 tiles needed, and at a more realistic 25-tiles-per-box packaging for a smaller tile, that's 14.08 boxes, rounding up to 15 boxes. Smaller tile means more individual pieces, which generally also means more cut edges relative to the room's perimeter — a good reason mosaic and small-format tile often gets a higher waste percentage in practice than a large-format tile on the same floor, even before layout is considered.

Same 80-square-foot room in every row. The exact count only changes with tile size; the waste-inclusive count also responds to layout; and the final box count depends on all three inputs together, which is exactly why skipping any one of them gives a materially wrong order rather than a slightly-off one.
Measuring a room that isn't a clean rectangle
The 8-by-10 example above is the easy case. A real bathroom or kitchen floor often has an L-shape around a tub, an island, or a jog where a closet cuts into the room. For any of those, break the floor into two or more rectangles, calculate each rectangle's area separately, and add them together for the total room area before running the tile math — don't try to average an irregular room into a single length-times-width estimate, since that consistently under- or over-counts depending on which way the shape bends. Fixed obstacles like a toilet, a floor vent, or a built-in cabinet base can usually be subtracted from the total area the same way doors and windows get subtracted from wall area in a paint estimate, though most installers simply fold that small deduction into the waste allowance instead, since the cut pieces around an obstacle are already accounted for there. Measure each rectangle to the nearest half-inch where you can, and double-check any measurement that looks suspiciously round — a room that's "conveniently" exactly 8 by 10 feet is worth re-measuring once before you commit an order to it.
Wall tile and floor tile don't share a waste percentage
If a project includes both a tiled floor and a tiled wall or backsplash — a shower surround plus its floor, for instance — treat them as two separate tile counts with potentially two different waste percentages, not one combined order. A floor is typically a simpler rectangle-or-two shape with fewer obstacles than a shower wall, which often has a niche, a valve, a bench, or a curb cut into it; walls with more built-in features generally warrant a higher waste allowance than the floor beneath them, even when both use the same size and style of tile.
A cutting reminder
Every waste percentage above assumes some amount of cutting, and cutting tile — especially with a wet saw or an angle grinder for notched or curved pieces — throws fine dust and occasional debris. Putting the three steps together
The full calculation, in order: divide room area by tile area for the exact count, apply a waste percentage appropriate to your layout and tile size for the amount you actually need to buy, then round up to the nearest full box for what you actually order. Skipping the waste step and buying only the exact count is the single most common way a tile job runs short mid-installation; skipping the box-rounding step and assuming you can buy "88 tiles" when they're only sold in boxes of 10 is the second most common, and both mistakes tend to surface at the worst possible moment — partway through the last row, with the store's stock of your exact tile already thinner than it was when you first ordered. A note on where the waste percentage actually goes
It's worth remembering that the waste allowance isn't purely a buffer sitting unused in a box in the garage — a meaningful share of it gets consumed as you go, in the border cuts, the occasional cracked tile, and the pieces cut for an outlet, vent, or fixture that a straight room-area calculation doesn't account for individually. If your project has an unusually large number of these obstacles — a floor with several floor vents, an island, or an irregular room shape rather than a clean rectangle — it's reasonable to bump the waste percentage up from the 10% baseline even on a straight grid layout, since those cuts eat into the allowance faster than a simple rectangular room would. A first-timer's own technique matters here too: more broken tiles and miscut pieces are normal on a first attempt than on someone's fiftieth floor, so a beginner padding the standard 10% up toward 12–15% even on a simple room and a straight layout is a reasonable, not excessive, adjustment.
